Structures has been a part of the design of commercial building for over a decade, but it has been in the last few years with Austin’s development that we began to notice an increase in mixed used projects. The practice of a building having multiple uses, such as residential, retail and commercial has allowed us to combine our different experiences and provide a deeper knowledge base to our clients.
Present trends in the commercial market have been influence by the current economical climate. The inability of owners to secure funding and the increased supply in existing office space has led to an increased amount of tenant improvements.
Although the structural scope of improving an existing space tends to be minimal due to the interior designer or architect often working with existing structural conditions, we are often called upon by owners to conduct a structural evaluation before they purchase a building. Our ability to assess the structural integrity of a building allows for owners to be more confident in their investments.
